The winning entry for the architectural competition for the next phase of Arco Vara’s popular Kodulahe development has been announced.
Arco Vara will continue to develop the popular Kodulahe residential quarter near Stroomi beach on the Soodi 6 property, based on the winning design by Apex Arhitektuuribüroo. In addition to the three apartment buildings that will be completed in the new phase, Arco Vara will develop new light traffic and road connections along Paldiski Road.
The winner of the architectural competition for the development was UKAUKA by Apex Architects, which, according to Miko Niinemäe, Head of Arco Vara, will provide an outstanding link between Kodulahe Quarter, Stroomi beach and the Paldiski highway with light traffic areas, while preserving the residents’ private terrace areas.
The developer will stick to its principle that quality of life is more important than building volume. “In the new phase, three different types of apartment buildings will be built, with a total of just 60 apartments and three commercial spaces. One of the most striking features of the winning architectural design is the number of rooftop terraces, which create a visual stepped effect and thus reduce the massing of the building,” Niinemäe said.
According to the head of Arco Vara, the uniqueness of the Soodi 6 development lies in several smaller solutions, both in the form of the innovative exterior of the buildings and the park and playground to be built on the southern side of the property, which, in addition to delighting the new residents of the development, will add significant value to the local community as a whole. Ove Oot, a partner in the winning architectural firm, also stressed that the search for a balance between parking and landscaping was based on the green factor, and that the area between the buildings is designed to be car-free.
“The Soodi 6 property is in the centre of the Kodulahe district and will serve as the entrance from the Paldiski highway. In developing the architectural solution, the symbiosis of the lined and natural environment led us to a different building typology that was missing in the area, around which we designed a good environment with both dense and spacious, private and public spaces at the same time. We very much hope that our choices will also prove themselves in reality as a better environment and provide a valuable addition to both the Kodulahe area and Tallinn,” the architects explained. However, in order to ensure safer and smoother traffic flow within the Kodulahe quarter, Miko Niinemäe says that during the construction of Soodi 6, the developer will create a new connection from the property to Paldiski highway.
