The home quarter continues to grow: Detailed plan for Soodi 6 approved
Real estate developer Arco Vara is starting the next phase of development in the Kodulahe quarter near Stroomi beach, based on the recently adopted detailed plan for Soodi 6 in Tallinn.
Arco Vara will build three special type apartment buildings on the Soodi 6 property, with a total of 62 apartments and four commercial premises. According to Kristina Mustonen, head of the company, it has taken three years from the start of the detailed planning to its approval, which is a fast pace for detailed planning. “Now that the detailed plan is in place, we are working on obtaining the building permit as soon as possible,” commented Ms Mustonen, who hoped that construction could start in the coming months.
Last year, Arco Vara and the Tallinn Urban Planning Authority organised an architectural competition, which will result in the development of the Soodi 6 block according to the UKAUKA design by Apex Architects. One of the most outstanding elements of the winning project was the design by architects Taavi Lõoke, Kristi Järvik, Liispet Viira, Ove Oot and Ingrid Kaur of private terraces and visually staggered roofs, which, according to Arco Vara, will give the whole area a unique look and create a suitable symbiosis between the urban and natural environment.
“Soi 6 is a development with unique and inimitable architecture in our Kodulahe quarter. As the property is located in the immediate vicinity of the expanding Merimetsa nature reserve, the project will contribute to the improvement of the natural environment,” said Mustonen. For example, a green urban square will be built along Soodi Street.
According to the detailed plan, Arco Vara will also build new light traffic and motorway connections in the direction of Paldiski highway., ensuring safe circulation within the district and convenient access for residents and visitors alike. A kindergarten will also be built in the quarter with the financial contribution of Arco Vara to provide services close to home and support the needs of the local community.
According to Arco Vara’s third-quarter financial results, the. Development of Soi 6 of 62 five apartments already pre-sold and seven booked. Soi 6 is the penultimate phase of the Kodulahe quarter development; detailed planning has still been initiated for the development of the neighbouring Lammi 6.
