Kodulahe quarter’s second-to-last stage gets its cornerstone

Today, Arco Vara laid the cornerstone for its Soodi 6 development — the newest phase of the Kodulahe quarter, located near Stroomi Beach. The development, consisting of three architecturally distinct buildings, will bring 62 new homes and four commercial spaces to the area.

According to Arco Vara’s CEO Kristina Mustonen, the Kodulahe quarter, whose development began back in 2014, has become a highly valued residential area.

“Residents have received the quarter very well, and several have even upgraded their homes from earlier phases to newer ones. This shows that we’re on the right track and that new Kodulahe homes are in demand,” said Mustonen. “When planning this phase, we incorporated feedback from residents of previous stages to create an even more comfortable and practical living environment,” she added.

Three buildings – a city house, a gallery house, and a courtyard house – will rise on the Soodi property, bringing a total of 62 homes and 263 square meters of commercial space to the quarter. The selection includes both compact apartments and larger family homes. Many of them will feature private front gardens, spacious balconies, or rooftop terraces. The project concept originated from an architectural competition organized jointly by Arco Vara and the Tallinn Urban Planning Department, with the winning design submitted by Apex Arhitektuuribüroo under the title UKAUKA.

According to Rain Veetõusme, Deputy District Elder of Haabersti, Haabersti has in recent years been the fastest-growing district in Tallinn in terms of population.

“It’s great to see more and more high-quality, well-designed urban spaces emerging here. The district is alive and growing – a cohesive community and a modern new neighborhood are taking shape,” said Veetõusme.

The development will also bring added value to the local community through the creation of a public urban square next to the site. The area between the buildings will be car-free, and to ensure safe internal traffic, Arco Vara will build new pedestrian and vehicle connections towards Paldiski road.

Hooned Soodi 6 kinnistul ehitab valmis Arco Vara tütarettevõte Arco Tarc. Projekti koguinvesteering on ligi 16 miljonit eurot ning esimesed elanikud saavad oma uutesse kodudesse sisse kolida juba 2026. at the end of 2026.

In total, Arco Vara is developing around 700 homes in the Kodulahe quarter. The Soodi 6 site represents one of the final stages in completing the residential area bordering Stroomi Beach. Once fully completed, the neighborhood will provide homes for approximately 2000 people.
