Arco Vara’s Soodi Street development receives building permit

Arco Vara received the building permit for the second-to-last phase of the Kodulahe residential quarter, located near Stroomi Beach at the Soodi 6 property. Construction began at the end of June.

The main goal of the new development is to create a diverse living environment suitable for people of all ages, combining sustainable architecture, green areas, and community-enhancing solutions.

According to Arco Vara CEO Kristina Mustonen, Soodi 6 is more than just another phase in residential construction. “We aim to create an environment where people enjoy living, moving around, and spending time. Soodi 6 brings together modern architecture, flexible housing solutions, and public spaces that benefit both new residents and the broader community,” she explained. In addition to new homes, the area will include a community garden and a public square, designed to encourage neighborly interaction and give residents a chance to contribute to the shaping of their living environment. In this way, the Kodulahe quarter continues to grow as a unified and active community.

The development will include three architecturally distinct apartment buildings, offering 62 apartments and 263 m2 of commercial space. The planning has focused on flexibility, convenience, and the creation of a high-quality living environment. The housing options range from compact homes to spacious family apartments, with many units featuring private front gardens, large balconies, or rooftop terraces.

The main contractor for the project is Arco Vara’s subsidiary Arco Tarc, and the buildings are scheduled for completion in the fourth quarter of 2026. The first residents are expected to move in by the end of the same year. The total estimated investment in the project is approximately 16 million euros.

The architectural design of Soodi 6 was created by Apex Arhitektuuribüroo, whose concept UKAUKA connects the Kodulahe quarter with the surrounding urban space between Stroomi Beach and Paldiski Road. As part of the development, a green area will be built, complete with a pedestrian and cycling path, a road, and a children’s playground. Soodi 6 is one of the final phases in the Kodulahe development, where Arco Vara is constructing nearly 700 homes in total. Once completed, the area will provide homes for approximately 2,000 people.
