Construction begins on Arco Vara’s development in Kristiine

Construction has started on Arco Vara’s latest residential development in the Kristiine district of Tallinn. By the end of 2026, two four-story apartment buildings will be completed on Spordi street, built by Arco Vara’s subsidiary Arco Tarc.

“Our project on Spordi street is more than just a set of new homes – it’s a new take on urban living, focused on everyday comfort and a high-quality living environment,” said Kristina Mustonen, CEO of Arco Vara. “Our goal is to create a community where shared spaces, landscaping, and apartment layouts support a natural rhythm of life and a strong neighbourhood,” she added.

According to Mustonen, interest in the homes at Spordi 3a and 3b has been strong. “Pre-sales have begun, and interested buyers can already make reservations,” she said. In total, 56 apartments ranging from two to five rooms will be completed across the two buildings. Residents will have access to an underground parking garage and a bicycle storage area. The courtyard between the buildings will feature green landscaping and a children’s playground. “Each home is designed with the needs of today’s city residents in mind. Sports facilities, educational institutions, and everyday services are all within walking distance,” noted the CEO.

Construction of the project is led by Arco Tarc. Its CEO Lauri Männiste explained that significant preparations were needed before the start of construction – including the removal of old foundations from the plot and maintenance felling. “We are pleased to see that a valuable plot, which stood empty for a long time, is now getting a new purpose,” he said.

At the same time, the strong identity of the Kristiine district brought high expectations for the development. “Kristiine is a well-established neighbourhood with a clear character. We’ve taken responsibility to ensure that the new buildings blend seamlessly into the existing environment, with a focus on long-term comfort for future residents,” Männiste explained.

In the coming months, construction of the underground level will begin, and the buildings are expected to reach their full height in the first quarter of next year. “We aim to complete construction and begin handing over homes to customers by the end of 2026,” he added.
