At the same time, the company continued preparing its next large-scale development projects and approved a new corporate strategy aimed at diversifying its development portfolio.<br\/> <\/strong><strong><br\/><\/strong><\/p>\n<\/div><\/section><\/div><div class=\"block block-paragraph gutters\"><section class=\"content-block content-text\"> <div class=\"container\">\n<p class=\"wp-block-paragraph\">According to Rait Riim, CEO of Arco Vara, the Tallinn residential market remains highly competitive, with more than 3,200 new apartments currently available for sale.<br\/>&#8220;Against this backdrop, we are particularly pleased that Arco Vara&#8217;s developments delivered one of the strongest quarterly sales performances in recent years,&#8221; said Riim. During the second quarter, the company signed 19 preliminary purchase agreements for new homes, confirming that demand for high-quality residential developments remains strong.  <\/p>\n<\/div><\/section><\/div><div class=\"block block-paragraph gutters\"><section class=\"content-block content-text\"> <div class=\"container\">\n<p class=\"wp-block-paragraph\">Arco Vara generated \u20ac4.32 million in revenue during the first half of 2026 and reported a net loss of \u20ac1.15 million. According to Riim, the half-year results reflect the cyclical nature of the real estate development business. &#8220;Our development portfolio has reached a stage where most projects are in the preparation or construction phase. At this stage, development costs are recognised on an ongoing basis, while revenue and profits are primarily realised upon project completion and the handover of homes to buyers,&#8221; he explained.<br\/>    <\/p>\n<\/div><\/section><\/div><div class=\"block block-paragraph gutters\"><section class=\"content-block content-text\"> <div class=\"container\">\n<p class=\"wp-block-paragraph\">Construction is currently underway at two of Arco Vara&#8217;s residential developments: the Spordi project in Tallinn&#8217;s Kristiine district and the Iili Street development (formerly Soodi 6), the penultimate phase of the Kodulahe quarter in Haabersti.<br\/>&#8220;As both developments are scheduled for completion in the fourth quarter, we expect a significant increase in revenue and an improvement in profitability by year-end,&#8221; Riim said.<br\/> <\/p>\n<\/div><\/section><\/div><div class=\"block block-paragraph gutters\"><section class=\"content-block content-text\"> <div class=\"container\">\n<p class=\"wp-block-paragraph\">Alongside its ongoing developments, Arco Vara continues to prepare its next major projects. Design work for the first phase of the Luther Quarter has been completed, while the detailed spatial plan for the Arcoj\u00e4rve development on the shores of Lake Harku has reached its final stage. &#8220;We aim to commence construction at the Luther Quarter during the fourth quarter of 2026 and at Arcoj\u00e4rve in the first half of 2027,&#8221; Riim added.  <\/p>\n<\/div><\/section><\/div><div class=\"block block-paragraph gutters\"><section class=\"content-block content-text\"> <div class=\"container\">\n<p class=\"wp-block-paragraph\">During the second quarter, Arco Vara&#8217;s Supervisory Board also approved the company&#8217;s new development strategy, which aims to diversify its project portfolio. &#8220;Developing comprehensive living environments will remain our core business. At the same time, we intend to expand our portfolio to include townhouse developments, detached homes and residential building plots. We also see opportunities in the rental apartment and commercial real estate markets,&#8221; said Riim. According to the CEO, the company&#8217;s long-term objective is to deliver at least 150 new homes to customers each year.  <\/p>\n<\/div><\/section><\/div><div class=\"block block-paragraph gutters\"><section class=\"content-block content-text\"> <div class=\"container\">\n<p class=\"wp-block-paragraph\">Commenting on the broader market, Riim noted that the supply of new homes continues to increase, while prices remain on an upward trajectory.<br\/><br\/>&#8220;At the end of the second quarter, approximately 12% more new apartments were available for sale in Tallinn than a year earlier. At the same time, the average asking price for new apartments increased by 5.6% year-on-year to \u20ac5,329 per square metre. Development costs continue to be affected by rising construction prices and increasing regulatory requirements. For example, the mandatory construction of shelters, which came into effect on 1 July, is estimated to increase construction costs by between 2% and 8%, depending on the project,&#8221; Riim explained.
