This is the penultimate phase of the Kodulahe Quarter development. <\/b><\/p>\n<p><span style=\"font-weight: 400;\">According to Miko Niinem\u00e4e, head of Arco Vara, the adoption of the detailed plan is an important milestone for the developer, as it will allow it to start planning specific construction deadlines, which until now have been in the so-called grey area. The company plans to start construction on the next phase of the Kodulahe quarter, consisting of three apartment buildings, in the middle of this year. &#8220;The new phase will consist of three different types of apartment buildings with a total of just 62 apartments and four commercial spaces.    <\/span><span style=\"font-weight: 400;\">We will stick to our principle that a quality living environment is more important than building volume.<\/span><span style=\"font-weight: 400;\">,&#8221; explains Niinem\u00e4e.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Last year, Arco Vara, in cooperation with the Tallinn Urban Planning Authority, organised an architectural competition to find a comprehensive solution for the Soodi 6 property. As a result of the competition   <\/span><span style=\"font-weight: 400;\">The development of the next phase of the Kodulahe residential quarter, based on the UKAUKA design by Apex Architects. &#8220;The winning design of the competition excellently connected Kodulahe Quarter, Stroomi beach and Paldiski highway with light traffic areas, while preserving private terrace areas,&#8221; Niinem\u00e4e points out, adding that.   <\/span><span style=\"font-weight: 400;\">the green area with a playground to be built on the southern side of the property will also add significant value to the local community. The land between the buildings is planned to be car-free. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The right to build also includes the construction of a new light traffic and roadway. &#8220;In addition to the three apartment buildings that will be completed in the new phase, Arco Vara will also develop new light traffic and road connections in the direction of Paldiski Road to ensure safer and smoother traffic flow within the Kodulahe quarter,&#8221; says Niinem\u00e4e. In addition, the city is planning to build a new kindergarten on the site to provide services close to home for the community.  <\/span><\/p>\n<p><span style=\"font-weight: 400;\">According to Niinem\u00e4e, the sale of the Soodi 6 apartments will start in the next quarter and the new homeowners will be able to move in by Christmas 2025. The developer has planned a total investment of \u20ac14 million for the project.    <\/span><span style=\"font-weight: 400;\">&#8220;In terms of the construction, however, the fact that our own subsidiary Arco Tarc is the planned general contractor for this project as well, and we are not so dependent on external factors, gives us confidence,&#8221; Niinem\u00e4e adds.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Arco Vara is developing a total of nearly 700 homes in the Kodulahe residential quarter. The planning of Site 6 is one of the final stages in the development of the residential area bordering Stroomi beach.
